Framework for strategic housing development Schieveste

Located between the Schie canal, the A20 highway, the railway and metro, the Schiedam station area is a major (public) transport hub in the southern Randstad. in 2018 a consortium of four companies initiated plans for housing development in this area, on an 8-hectare site known as ‘Schieveste’. Together with the municipality of Schiedam De Zwarte Hond developed legislative frameworks to guide the future development of the area in the right direction. The goal was to ensure high quality development and spatial coherence. On 28 January 2020, the city council commissioned a new zoning plan and an accompanying environmental impact assessment (EiA) for Schieveste.

The main benefit of engaging De Zwarte Hond and our expert team, led by Daan Zandbelt, is that we truly understand the needs and ambitions of the stakeholders, be it the government, developers, designers or contractors. Our experience with working at different scales means we know how to ensure that an individual project fits well into the overall strategy of a development. At Schieveste, for example, almost 3,000 homes are proposed on a relatively compact plot; this requires a smart design that provides sufficient public space and a diverse, high quality range of facilities. As such, only an integrated approach will fully utilise the potential of Schieveste as an attractive and strategic neighbourhood, both for locals but definitely also for a younger audience looking to settle in the Randstad.
