In a planning area of ​​about 35 hectares south of the Dachauer Strasse in Munich, row-shaped residential areas dating from the 1940s to 1960s comprise around 2,700 residential units. Due to the low building density and the poor quality of the open space, there is a plenty of development potential. The aim is to create an integrated, future-proof and urban city quarter with 900 additional residential units. The district must follow the principles of the ‘city of short distances’. In addition, it closely combines housing for all layers of society, and a needs-oriented offer for the social infrastructure and recreation facilities.

The idea is to orient all the flats towards the park-like open spaces. Life in the park and in the green is orientated towards the public and private green areas of the individual building plots. In this way, the quality of the area and its location in the countryside benefit everyone.

Preservation of identity
The defining existing buildings and the impressive population of trees will be preserved as far as possible.

Living near the park
The existing green spaces will be interconnected to form a large, vibrant and urban open space. This will give the flats an entrance and a view directly on the park.

Connection with Moosach
A road network will connect the district to Moosach and the surrounding area. The streets here will be cleared of motorized traffic as far as possible, and pedestrian traffic will be encouraged.

Living ‘la verde vita’
The concentration of uses in two urban public spaces promotes social cohesion in the area. It stimulates liveability for the community.

Green, connected and preserving identity

Newly created development space has been deliberately retained on the residential edge of the park, so that residents can enjoy unobstructed views of the spacious park landscape. Individual front gardens reinforce the identification of the homes. The quiet street spaces are active and inviting meeting spaces and play areas for all age groups. With a single exception, the valuable tree stock is fully preserved and supplemented by new plantings. The small-scale architecture is examined for its potential for further redevelopment or renovation before being scheduled for demolition, with a view to sustainable re-use of existing resources.
