Large-scale timber construction
In The Hague, the largest CLT residential building in the Netherlands is currently under development. Designed by De Zwarte Hond in collaboration with OZ, the 110-metre residential tower combines large-scale timber construction with the intelligent reuse of existing structures.
The timber tower will be built on top of an existing underground parking garage. This timber superstructure on an elevated plinth is unique in the Netherlands. By using prefabricated cross-laminated timber (CLT) and other bio-based materials, the building’s embodied carbon remains below 100 kg CO₂/m²—well within the targets set by the Paris Agreement for 2030.
By building on what already exists, the project creates opportunities for urban densification without major interventions to the existing structure. The prefabricated timber elements are delivered as complete building kits, enabling a faster and more efficient construction process.
With a total floor area of 80,000 m², BoogieWood contributes to the transformation of the Binckhorst district from a former industrial area into a vibrant, sustainable urban neighbourhood.
